Steven R. Goldberg is a Partner in Federman Steifman LLP’s New York office. Mr. Goldberg’s practice involves all aspects of commercial real estate transactions, commercial real estate financings, acquisitions, development, dispositions, joint ventures, preferred equity, leasing and workouts. Mr. Goldberg focuses his practice on representing major industrial real estate owners, lenders and borrowers in financing transactions and developers in the development of residential, industrial and commercial properties throughout New York City and the United States. Mr. Goldberg has recently assisted clients in closing the acquisition and disposition of major industrial assets throughout the United States, land and air rights acquisitions, mezzanine and mortgage construction loans on behalf of borrowers and lenders, preferred equity transactions and joint venture transactions in connection with development projects in New York City and beyond. Mr. Goldberg has an innate ability to counsel clients and close large multi-faceted transactions that require complex negotiations and a deep knowledge of real estate, finance and corporate law.

Representative Transactions:

  • Served as lead counsel representing the EB-5 lender in a $274 million construction mezzanine loan for a mixed-use (retail/condominium) project on Wall Street in New York
  • Served as lead counsel representing the EB-5 lender in a $60 million construction mezzanine loan for a residential development project in Plumas County, California
  • Served as lead counsel representing the EB-5 lender in a $40 million construction mezzanine loan for a mixed-use (retail/condominium) project on 59th Street in New York
  • Served as lead counsel representing the EB-5 lender in a $29 million preferred equity investment with respect to a mixed-use (retail/residential/office) development project in Baltimore, Maryland
  • Served as lead counsel representing the EB-5 lender in a $18.5 million preferred equity investment with respect to a mixed-use development project in Washington, D.C.
  • Served as lead counsel representing the mortgage lender (as borrower) in a $25 million revolving credit facility collateralized by mortgage loans
  • Served as lead counsel representing the mortgage lender (as borrower) in a $20 million term loan facility collateralized by mortgage loans
  • Served as lead counsel representing the developer in a $360 million construction loan with respect to a mixed-use (retail/residential) development project in Queens, New York
  • Served as lead counsel representing the developer in a $32,885,000 mortgage and mezzanine financing with respect to a mixed-use (retail/condominium) project in Chelsea in New York
  • Served as lead counsel representing the developer in a $61 million construction financing with respect to a condominium project in Brooklyn, New York
  • Served as lead counsel representing the developer in a $35 million construction financing with respect to a multifamily 70/30 project in Long Island City, New York
  • Served as lead counsel representing an international cold storage operator in a $53.5 million sale and lease back transaction for facilities located in Fort Worth, Texas
  • Served as lead counsel representing an international cold storage operator in a $49 million asset purchase and asset disposition with respect to facilities located in Oregon and Washington State out of bankruptcy
  • Served as lead counsel representing an international cold storage operator in a $32.6 million acquisition of a cold storage facility in Bethlehem, Pennsylvania
  • Served as lead counsel representing an international cold storage operator in a $23.3 million disposition with respect to facilities located near St. Louis, Missouri
  • Served as lead counsel representing an international cold storage operator in a $15.5 million asset purchase for assets and facilities located in Louisville, Kentucky and Boonville, Indiana
  • Represented the EB-5 lender in a $494.5 million construction mezzanine loan for a mixed-use (retail/hotel) project in the Times Square district in New York
  • Represented the developer in connection with the acquisition, financing and development of a $50.5 million mixed-use condominium on Wooster Street in New York

Mr. Goldberg received his bachelor’s degree in economics with minors in mathematics and South Asian regional studies from The University of Pennsylvania and his J.D., cum laude, from the University of Wisconsin-Madison Law School.

Prior to joining Federman Steifman LLP, Mr. Goldberg was a member in the Transactional Real Estate Department at Rosenberg & Estis, P.C. and associated with White & Case LLP in the Real Estate Finance and Financial Restructuring and Insolvency groups and Riemer & Braunstein LLP in the Real Estate Finance Group.
